What we charge

Securing funding can be a long and difficult process with many pitfalls. Who do you approach? How do you make sure your proposal even gets you through the door? If you do get an offer, how do you know if it’s the best possible deal?

With our expertise and in-depth knowledge, we can take away this stress and uncertainty, and the time consuming legwork. Here's why:

And here’s what we can do for you:

Standard service

  • We will arrange a face-to-face meeting if needed.
  • Review your proposal so we understand what kind of finance you need and how much you’re are looking for. And we’ll tell you whether or not we think it’s achievable.
  • Prepare a comprehensive proposal and send it to relevant lenders.
  • Analyse the terms we receive from interested lenders and recommend the most appropriate for you.
  • Attend up to three meetings with lenders.
  • Negotiate the terms with the lender.
  • Review the small print in the offer letter.

We work on a no success, no fee basis.

If we can’t raise finance that you’re happy with, we won’t charge for the time we spend working on your proposal.

Assuming we’re successful our fees are as follows:

  • 0.5% of the loan amount, This is payable on signed acceptance of the lender’s offer and is subject to a minimum charge of £500.
  • In addition to the fee we charge you, we will typically receive a fee of 0.5% of the loan amount from the lender on completion of the loan.
  • If the lender does not pay us directly, we will charge you a further 0.5% on completion of the loan. If this is the case, we’ll tell you as soon as possible and most certainly before you sign the offer letter.

Premium Service

While securing the loan is the most important part of the process, the work doesn’t end there.

You’ll need to keep on top of the administration and make sure everyone is on track. This includes the lender, both sets of solicitors (the bank’s and your own) and any other professionals involved such as accountants, insurance brokers, and independent financial advisers.

It’s time consuming, it can be stressful, and it’s often frustrating.

If you choose our Premium Service, we’ll deal with it all for you, freeing up your time and taking away the worry.

Proactively working with all the parties involved, we’ll ensure a smooth and speedy completion for your loan.

We will:

  • Work with you, the bank and your solicitor, to agree a realistic date for the loan completion.
  • Provide you with weekly progress updates once you’ve accepted and signed the offer letter through to the initial loan completion.
  • Liaise with the lender a minimum of twice a week during this period.
  • Liaise with the bank’s valuer and/or surveyor, as and when necessary.
  • Where possible, review the bank’s valuation and flag up any issues arising from it.
  • Liaise with your solicitor and the bank’s solicitor to ensure all legal matters are dealt with as quickly as possible.
  • If we are arranging development funding we’ll also liaise with the bank’s quantity surveyor until their report has been prepared.
  • If you want us to, we will review and/or arrange property insurance policies that meet the lender’s requirements.
  • If life cover is required as a condition of the loan we can introduce you to trusted firms who will give you independent quotes.

The fee for our Premium Service is 0.5% of the loan amount on loan completion. This fee is in addition to our Standard Service fees and is subject to a minimum charge of £500.
